This property story demonstrates two common occurrences with many of our property sales. In this case, we were firstly working with vendors who were part of a chain, and this can often create complications and time delays when working through the sales process.
The second, and most important occurrence, is that in the handling of this sale, it led to our vendor recommending mi homes to their neighbours who also went on to sell their property through with us.
At mi homes we are highly experienced in tackling, managing and processing the most complicated of sales chains. This success is down to open and regular communication with all parties involved, to achieve everyone’s end goal in securing their dream properties.
With this 2 bedroom flat, we had an encouraging 15 viewings generated from our ‘launch viewing weekend’. From this we received an offer that was accepted.
Sadly, after the sale was agreed, a few days later the buyer decided to pull out. This was far from ideal, as the sellers had an onward chain who were applying an immense amount of pressure on them to exchange sooner rather than later. Time was not on our side to replace this buyer.
However, this did not deter our Sales Consultant, Pio. Less than a week later he managed to secure a cash buyer, much to the delight of our vendors.
However, to say the rest of the transaction was plain sailing would be far from accurate! The flat itself required a new lease to be drawn up, and for our vendors to request various pieces of legal documentation from the local authority which delayed the sale in even further.
This resulted in the vendor at the top of the chain to grow increasingly frustrated and threatened to withdraw from the whole chain altogether on multiple occasions.
This sale required both Pio and our Sales Manager Louisa to be in constant communication not only with our buyer, but with the agents above us, in order to manage the expectations of the vendor at the top of the chain.
After several months of hard work, we managed to complete on the entire chain, much to the delight and relief of all parties involved, but particularly our vendors.
In fact, they were so thankful and pleased with our service that they recommended us to their neighbours opposite from them, who’s home we also managed to sell and have also completed on! Personal recommendations are a common theme with our clients, which we are so thankful for.
