My best advice will always be to ‘sell’ first and then look to buy.
Please see below the 3 main reasons for doing so:
It will give you a stronger chance to negotiate the price on your dream home when house hunting if you are ‘under offer’.
Sellers will not take you seriously enough if you put in an offer for a house and your purchase is subject to a sale and you are not yet ‘on the market’ let alone ‘under offer’.
Agreeing a sale first will give you an indication of the price the market is prepared to pay for your home, allowing you to know exactly what you can afford for your onward purchase.
