The next stage of the Renters' Rights Bill was announced on 22nd April 2025.
Proposed changes include abolishing section 21 notices and transitioning from fixed-term tenancies to assured periodic tenancies.
Responsible landlords won't face much disruption, but those less proactive will need to significantly adjust their approach, and we suspect will need to outsource some or all of the property management element of their business to us at mi homes, or to similar agencies.

Assured Periodic Tenancies Abolishing:
Section 21 evictions and moving to a simpler tenancy structure where all assured tenancies are periodic. Landlords can adjust rental terms more frequently in response to market conditions, provided adherence to notice periods and possession grounds.
Tenant Discrimination Ban:
Discrimination against tenants based on benefits, children, or pets will be prohibited. While landlords retain vetting rights, embracing this change widens your tenant pool significantly.
Decent Homes Standard:
Properties must meet the Decent Homes Standard, addressing issues like damp and mould promptly. Higher standards can boost tenant
satisfaction, reduce turnover, and stabilise rental income.
New Ombudsman Service:
A dedicated ombudsman service will provide quick, fair, impartial and binding resolutions helping landlords and tenants resolve disputes quickly, cutting legal costs and fostering positive relationships.
